I purchased this property in June 2019.

Due to the effects of COVID-19, I quietly put it up for sale in 2020 with the intention of selling it.

I have decided to look for a buyer by placing advertisements and taking videos.

Looking for someone to reuse a ryokan with hot spring rights in Hiroshima city.

A hot spring town about 45-50 minutes by car from Miyajimaguchi in Hiroshima city.

7 rooms in the main building, accommodating about 20 people

2 indoor baths, outdoor bath (cannot be accessed directly from the indoor bath)

48 tatami mat hall in separate building

3-story steel-framed building next to the parking lot (former dormitory)

Unusable, but used as a ryokan.

Subsidies can be withdrawn for this property alone.

The parking lot is leased land.

Rent is currently free.

Condition of the building

Interior repairs will cost over 10 million yen.

There are leaks in various places.

There is a lot of leftover items.

Please allow 20-30 million yen for the total renovation cost.

The water heater (a tank that heats and stores hot spring water) installed for the open-air bath is currently out of production.

Therefore, the open-air bath is currently unavailable.

It has not been confirmed to work, but please assume it is inoperable.

Renovating only the indoor bath will keep costs down.

This is a great idea for those who want to develop a business such as a glamping facility or rental lodge, which are currently in the spotlight.

Of course, you can repair the existing building and turn it into a workcation facility with hot spring water or a hot spring cafe.

You can also use it as your own residence.

We also accept customer introductions from real estate companies.

館内の状況
室内修繕に1000万以上かかります。

各所雨漏り有
残置物なども、かなりあります。

総額改装費用2000万-3000万は見ておいてください。

露天風呂用として
設置されている温水器
（温泉を温め保存するタンク）は

現在製造を中止しております。
よって露天風呂は現在使用不可です。

動作未確認ですが、
動作不可としてみてください。

内湯のみの再生ですと、
費用は抑えることが出来ます。

貸ロッジなど

昨年から、いくつか資格を取得する中で、
ひとつ心残りだった事は、

宅地建物取引士　国家資格取得への再挑戦です。

2020年10月に、それなりの準備を以て、
国家試験に臨んだのですが、

結果は不合格。

1週間くらい寝込んだことを覚えています。

最後の挑戦と称して、2023年（令和五年度）…

エアコンクリーニング用の
洗浄機を購入したこともあり、
その機械を使って、まずは壁を洗浄することに！
8年以上住んでいますが、初めて外壁を洗浄します！
